For the team at Powell Systems, the project phase of your new BEMS or upgrade begins when we come on site to your building or facility and do the actual install. The project stage is when the construction work, completion and commissioning of your BEMS take place.
To arrive at the project phase, a significant amount of design, procurement and coordination effort has already been done. The chronological delivery of materials and equipment as well as the deployment of men and tools at the worksite has been lined up and scheduled beforehand. We achieve this level of efficiency through close coordination with the building owner or with the mechanical team to whom the client has delegated the project management aspect.
As in all aspects of Powell Systems jobs, the project phase always starts with a big emphasis on work site safety. Hazards and corrective actions are identified and documented on RAMS (Risk Assessment and Methods Statements) before any actual hands-on work is allowed to begin.
Bespoke control panels for unique building needs
Every building is unique in its particular requirements. Thus, each new Powell Systems project needs bespoke new control panels, never a clone of one from a previous job. Inside these panels are the logic circuits that act as the command-and-control centre to unify, integrate and optimise the building’s systems and services.
Panels built today are smaller and less bulky than previous builds for older BEMS. They also weigh much less. Their state-of-the-art internal parts not only do more functions, but they are also able to monitor more finely. Powell Systems builds panels that are more compact using this emerging generation of smaller yet more powerful components.
Breaking down barriers with efficient BEMS installation
Panels are all built and tested at the factory then disassembled for shipping to the site. When broken down into these smaller units, they are not only easier to ship but also more convenient to manoeuvre when being moved into position on-site. The routes to where the panels will be installed are usually difficult for moving large equipment. Even with meticulous forward planning and efficient design, there is always plenty of heavy lifting and metal work involved when installing panels.
Dynamic Graphics: visualising your Building Energy Management System
The BEMS will be visibly represented on the computer interface by graphics. Although there are already initial designs of the graphics even before actual work on the project begins, their final look and feel is only firmed up during the installation stage. Powell Systems employs software packages that interpret the design to produce the linkages and click buttons for the graphics. The client’s engineers will have a PC on which they can actually test these out on-site.
After the project is turned over to the client, it’s the graphics that enable their building management team to more easily visualise how the controls and equipment are performing. This team can be offsite anywhere in the world and still be able to monitor their site. They’ll be able to check conditions, monitor temperatures and other indicators, then make changes directly and in real time through the interface.
BEMS Commissioning to insure optimal performance
The commissioning process of the BEMS starts as the install phase comes closer towards its end date. In coordination with Powell Systems, the client’s representatives go to the site and rigorously test the newly installed plant, panels and other components to confirm that the new equipment is actually performing as designed.
At commissioning, documents are officially handed off to the client. These include commissioning sheets, test certificates, drawings and the technical specs of all components and products provided throughout the project. Powell Systems also signs off on descriptions of operations so that the client will have references should they need to go back on how their newly installed system should operate.
